This program allows families the opportunity to own a home without having a stash of cash available for a down payment. These USDA home loans are not subprime, they are guaranteed by the government and they are stable, 30-year-fixed-rate products. Borrowers must meet certain requirements and must fully document everything to qualify for the loan. While Gerstad will still require a down payment to start construction, that payment will be put into a mortgage and refunded to the buyer at closing.
