Spring Market House Prep Tips

Super Bowl Sunday marks two milestones. First, the end of football season with the two best teams playing for the Lombardi Trophy. Second, it signifies the start of the spring market. For many homeowners, prepping your home for listing can be a stressful time. However, there are ways to make this process go smoothly. Here are some tips on prepping your home for the spring market.

Paint the inside:

Do not underestimate the power of adding fresh paint inside your home. Painting the interior of your house will portray a fresh and clean new look and can highlight some of the unique features inside your home. However, you do not need to worry about painting the entire house. There are certain rooms that potential buyers will look at to see if there is a fresh coat of paint. According to Heart and Home Staging, the rooms that should be repainted are; bathrooms, kitchen and entryway. Look at these areas and based on your budget decide which rooms need the most attention. Painting them with neutral colors will give each room a clean, fresh look.

Flooring:

Next on the list is your flooring throughout your home. Whether it is laminate, carpet or hardwood, you want to make sure that it is all in good condition. Your flooring is one of the first things a potential buyer will notice when walking into your home. According to iBuyer, 54% of buyers will pay extra to have hardwood floors in their new home. Most home sellers do not realize that if their flooring looks like it needs work or is neglected, buyers might walk away from the sale. Besides repainting, re-doing your flooring if needed should not be overlooked.

Declutter:

Once you are in the mindset that you plan on selling your home, it is time to declutter. You want to make sure that when a potential buyer is walking through your home they can open up cabinets, closets and doors easily and not have any obstacles to deal with. At this point, less is more to a buyer. Consider purchasing a storage unit to put some of your items that have been removed from a room. This will also make it easier when moving into your new home since some items will be packed up and ready. 

Remember the rule of 3 when you start to declutter. If you have not worn it or used it in three years, donate it or toss it!

Curb appeal:

One of the last suggestions on our list to pay attention to is the outside of your home. Remember, potential buyers’ first impression will be based on what they see on the outside of your home. The landscaping, exterior paint, and design features will set the tone for the rest of your home tour. First, start with landscaping. Add mulch, prune your shrubs, mow the lawn, and plant flowers. 

After these tasks are completed, look at the condition of the exterior. Update or clean your siding, check the roof, paint the front door and clean the windows and gutters. All these small projects can have an impact when it comes to having buyers come to see your home. 

Keep in mind that it is a very good idea to invest some money and time into your home in order for it to show well. Buy some fresh flowers to place throughout the rooms, rearrange the furniture and even inside your kitchen cabinets.
